Own a unit at SMDC’s Grace Residences

Grace Residences is SMDC’s first mid-rise property development in Taguig. It is near main thoroughfares like C5, EDSA and South Luzon Expressway (SLEX). The thriving commercial and financial hub of Bonifacio Global City and the Central Business District of Makati are only minutes away.

✪ Owning a condo unit has been one of my goals in the future. At my current age, I was actually seeing my self 7-10 years from now, already designing my own condo unit (the earlier the better). But you know, looking for that perfect place could be a bit difficult specially with a limited budget, making this kind of this decision could actually take some time. Looking for a great location with a very affordable offering could be at the front in making me consider owning a condo unit.

Recently, I was introduced to SM Development Corporation‘s (SMDC) Grace Residences. I kind a find it cool having a larger gardens and green area in that place, this was actually the big difference and a plus factor for Grace Residences as stressed by SMDC officials. Almost 60 percent of the property was allocated for the amenities and the garden thus having the name “Grace”.

Grace Residences is SMDC’s first mid-rise property development in Taguig. It is near main thoroughfares like C5, EDSA and South Luzon Expressway (SLEX). The thriving commercial and financial hub of Bonifacio Global City and the Central Business District of Makati are only minutes away. This proximity to business and commercial areas allows residents to make quick trips to modern facilities like shopping malls, boutique stores, sports halls, arts and culture hubs, and entertainment spots.

SMDC Grace Residences have 4 towers with amenities like an outdoor basketball, jogging lanes, supermarkets, fitness center, and a separate parking building where residents will be obligated to walk passing through the gardens before entering their buildings.

Investing at Grace Residences, I could say could be a great decision to make, availing a single 20 sqm. room could cost one an estimated Php 2M for their pre-selling with an average Php 8,300 for 33 months and is ready for occupancy after 3 years.

Currently Towers 1 & 2 is already sold out while Towers 3 & 4 is currently being built and is available for purchase. Parking spaces would cost another expense for the buyers with Php 750k for each parking space. One drawback that I kind a thinking is the SMDC’s general ruling of making pets not allowed in the place, well, I just hope that someday they change their mind about that.

And also another good news, especially for Sarah Gereomino’s followers, SMDC produces a music campaign with Sarah G. entitled Starlight. According to SMDC officials, choosing Sarah was just perfect with their campaign to deliver five star homes in prime locations.
